Terms & Conditions
• Price list and payment plan can be changed without any prior notice at the sole discretion of the company.
• GAC (Govt. Applicable Charges) Includes External Development Charges, External Charges & Fire Fighting Charges as applicable.
• Advance Maintenance Charges Rs.60/- Per Sq. Ft. applicable for first 30 Months chargeable on possession.
• Power Back up Installation Charges @ Rs.35,000/2KVA (2KVA is mandatory) payable as applicable.
• Registration, Stamp Duty, Statutory Taxes and other Government levies / concern authority, charges shall be payable extra by customer on offer of possession.
• Single Electric meter connection will be charged extra.
• There is no escalation for the booked units.
• The company will pay penalty to its customer @ Rs.5/- Per Sq. Ft. per months for any delay in handling over the sold Unit beyond the committed period of 36 months from the date commencement of construction as per Agreement. Similarly the customer would be liable to pay Watch & Ward Charges @ Rs.5/- Per Sq. Ft. per month, if he/she fails to take over the possession within 45 days from the date of offer of possession letter along with the interest @ 24% P.A on delayed payments if any.
• The area include the Covered area and proportionate area under common corridors, Passage, Staircase, Mumties, Projection, Water Tanks, Lift rooms etc.
• The terms and condition of sales stated herein are only indicative and are only subject to detailed terms and conditions in the application form/flat purchase agreement.
• All Building plans / layouts / specifications are subjected to changes and modifications as decided terms and conditions in the application competent authority.
• Timely Payment of the installment is the essence of the agreement.
• On cancellation of Booking 20% of the received / credited amount will be deducted.
• Cheques / Draft to be issued in favour of “SVP Builders (I) Ltd.” Payable at Ghaziabad, Outstation Cheques are not accepted.
• IFMS will be applicable after the period of AMC is over, it can be transferable, but refundable only after 7 yrs., it will be optional on or at formation of RWA or constitution of Maintenance agency.
